Bonita Springs Tile Re-Roof

Our roofing division recently was awarded the pleasure of serving a great homeowner in Bonita Springs Florida. Their home’s existing tile roof had suffered damage as a result of Hurricane Irma, and upon inspection was determined a tile roof replacement was needed. The team at First Service removed the existing tile roof and replaced in a clean, and efficient manner. The homeowners were thrilled with to receive their new roof, and we’re blessed for the opportunity to serve their roofing needs!

Scope Of Work

Provide permit, labor and materials to complete the following:

  • Remove existing tile and underlayment and dispose of in accordance with local code.
  • Inspect existing decking. Damaged or deteriorated decking will be replaced on a unit price basis.
  • Re-nail decking to meet hurricane mitigation code.
  • Install tile underlayment to entire roof surface.
  • Install new 26 GA pre-painted drip edge flashing to entire roof perimeter.
  • Install new 26 GA galvalume valley metal in all valleys.
  • Install 26 GA galvalume kitchen and dryer vents.
  • Install 26 GA eave closure metal.
  • Install new lead flashing around all plumbing stacks.
  • Install a new tile roof system with foam adhesion and or two screw fastener application system as per manufacturer specifications.
  • Provide five (5) year workmanship warranty on tile application and manufacturers warranties.

Estero Florida Residential Fire Restoration

Our restoration division was recently contracted to repair a residence located at Estero Woods, in Estero Florida that experienced fire and smoke damage. The damage occurred due to a fire in the bedroom of one unit. Once hired, our team mobilized and provided several restoration services to repair the residence for their tenants.

Scope Of Work

  • Remove all fire damaged electrical including breaker panel
  • Removal of hard insulated ducts and re-ducting the unit
  • Replacement of air handler with heat element, A/C coil and installation
  • Restoration and repairs to flooring, walls, windows and doors, prep and paint walls and baseboards, restore acoustic ceiling (popcorn texture), replace light fixtures and smoke detectors to entryway, bedroom, bathroom, kitchen, dining/living rooms, and closets
  • Remodel of bathroom, replaced toilet, bathtub/shower, vanity, mirror
  • Remodel of kitchen and replacement of cabinetry, countertops, sink and appliances

Naples Apartment Exterior Repaint & Repairs

A well known, Key West style apartment complex recently contracted First Service to complete an exterior commercial repaint of the clubhouse, laundry center, maintenance shed, pool house, and 7 residential buildings. As this is an ongoing project, we will keep you updated of its status as the project progresses.

Materials

  • Paint Manufacturer: Sherwin Williams
  • Paint System: One coat prime, one coat finish
  • Products: As per Sherwin Williams specification (SuperPaint Satin option will be used)
  • Surfaces Painted:
  • Stucco, EIFS, Brick and Other Masonry Surfaces
  • Wood Surfaces including Walkways & Steps
  • Exterior Side of Doors
  • Ferrous Metal Stairwells, Railings and Doors
  • Aluminum Soffit Gutters and Downspouts
  • Metal Drip Edge
  • Concrete Walkways (4 Coat System)

Scope Of Work

  1. Pressure wash all surfaces to be painted free of dirt and foreign material.
  2. Protect walkways and landscape from paint drips and overspray.
  3. Apply one coat of Sherwin Williams surface conditioner to building surfaces.
  4. Repair buildings cracks (up to 1/16th inch) with elastomeric patching compound. Remove any deteriorated sealants as needed and re-seal with specified sealant.
  5. Apply, via spray and or brush and roll as determined by First Service, one coat of Sherwin Williams paint in specified products to specified surfaces listed under “Surfaces Painted”.

Sherwin Williams 7-year limited product and labor warranty appended to the stucco portions of the work.

Buildings 1-5 (various services to be completed in specified units/areas)

  • Fill holes in foundation floor
  • Caulk around doors, seal threshold or add extension of identified units
  • Replace or fix missing or loose stair risers or tread and secure post and handrail
  • Replace rotten Fascia board, window trim or doors
  • Seal fire alarm conduit

  • Remove old condenser drain line and fix stucco

Buildings 6, 7, Clubhouse & Main Pool

  • Replace T1-11 with Hardie wood around house bib
  • Fascia and Soffit repairs
  • Rebuild electrical room, panel box and shed with one door using hardie board products
  • Remove and replace pressure treated wood with hardie board trim, caulk, putty and paint correctly
  • Cutout rotten cedar and replace with hardie board
  • Grind down concrete so it’s not a trip hazard
  • Pushback toe kicks on stairs in original condition and re-nail in multiple areas
  • Replace doors due to rusty and rotten conditions
  • Remove and replace curbing along sidewalk up to 12 feet
  • Remove and Replace trim with Hardie board
  • Repair all staircases on building six
  • Remove and dispose of concrete and re-pour
  • Cut out and replace 3 feet of trim around windows

Residential Gutter/Soffit Replacement

Were you aware that First Service also services gutters and soffit? This homeowner contacted our company to replace and provide new gutters and soffit to their residence.

Scope Of Work

Provide labor and materials for the below project:

  • Remove and dispose of the existing damaged gutters and downspouts, at right, inside corner while looking at the front door.
  • Install new 12′ & 7′ sections of 6″ seamless gutters with new outside strip miter.
  • Color to match as close as possible to existing with ready available stock, possible color match with fading is, almond or sandstone.

Fort Myers Exterior Repaint & Tile Roof Replacement Project

Initially hired to replace the failing tile roof structure of this home due to leaks, after consulting with First Service, this homeowner decided to hire us to re-paint the exterior of their home. Naples Condominium Tile Re-Roof Project

Our roofing division at First Service was awarded a project to re-roof four of the Laurel Greens condominium buildings in Naples Florida. We’re currently working to replace these roofing structures building by building, and look forward to showcasing the finished product.

Cape Coral Home Interior & Exterior Repaint

We were contacted by the Bates family to provide a quote for the complete repaint of their home. Upon meeting and reviewing the project, our painting division was selected to repaint the entire home, both inside and out. Scope Of Work:

Exterior Repaint

  1. Trench around the perimeter of the home 1-3 inches
  2. Pressure was the exterior of the home to remove dirt and all foreign material prior to paint application
  3. Apply one coat of masonry sealer to stucco surfaces
  4. Seal masonry cracks, if present, with elastomeric patching compound
  5. Inspect caulk at windows and doors, if deteriorated remove and replace as needed
  6. Apply one coat of SW duration satin paint, using brush and roll technique to stucco walls, ceilings, gutters, soffit, fascia, downspouts, bands, and trim

Interior Repaint

  1. Master bedroom door to be painted with Sherwin Williams 200 semi-gloss
  2. Master bathroom bi-folds and doors to be painted with Sherwin Williams 200 semi-gloss
  3. Master bathroom cabinets to be lightly sanded and cleaned with Denatured alcohol, apply a prime coat of Sherwin Williams all-purpose primer. Apply a finish coat of Sherwin Williams satin white Pro classic.
  4. Cover all furniture in living area, kitchen, family room, dining area and guest bath.
  5. Remove all switch plates
  6. Spackle holes and match to texture
  7. Cut out edged of carpet along the baseboard in living room and dispose.
  8. Apply a consistent coat of Sherwin Williams satin 7634 Pediment on Living walls, kitchen walls, Kitchen Island, family room walls, dining room walls and guest bath walls.
  9. Master bathroom and Guest bathroom ceilings to be painted with Sherwin Williams 200 semi – gloss white.
  10. Guest bathroom cabinets to be lightly sanded and cleaned with Denatured alcohol. Apply a prime coat of Sherwin Williams all-purpose primer. Apply a finish coat of Sherwin Williams satin white Pro classic.
  11. Paint all doors and bifolds with Sherwin Williams 200 semi-gloss white
  12. Paint all baseboards in Living area, kitchen , family room , dining area and guest bathroom

Cape Coral Roof Replacement and Home Repaint

Our company was contacted and hired initially to replace an old roof on this beautiful home in Cape Coral, Florida. However, when the new homeowners moved in, they noticed cracks in the paint of the exterior walls of the home. The previous homeowner had textured the walls with an old paint product that had stopped being used because of adhesion problems. Therefore, First Service was also hired to remedy this issue, and repaint the home.

Scope Of Work:

Roof Replacement

Provide permit, labor and materials to complete the following for roof replacement:

  1. Remove existing layers of shingles, underlayment, fasteners and dispose of in First Service dumpsters.
  2. Inspect the condition of existing decking, flashing, and fascia board for their suitability of re-use. Any damaged or deteriorated materials will be replaced on a unit price or time and material basis. See disclaimer.
  3. Re-nail existing plywood roof deck to meet current Florida Building Code.
  4. Furnish and install (1) layer of GAF Weather Watch Mineral-Surfaced Leak Barrier Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck in all valley and penetration locations.
  5. Furnish and install (1) layer of Leak Barrier MS300 Ice and Water Armor Self-Bond Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck.
  6. Furnish and install new 26 GA – 16″ – Mill (50′) galvalume valley metal in all valleys. Note: We use a closed valley detail.
  7. Install 26 GA galvalume kitchen and dryer vents.
  8. Furnish and install drip edge fabricated from 26-gauge steel with a baked enamel finish. Standard color to be selected by Building Representative.
  9. Furnish and install GAF Pro-Start starter shingle at all eave/rake locations.
  10. Furnish and install 130 mph GAF Timberline HD shingles, nailed with (6) nails per shingle, to plywood decking. Color to be selected by Building Representative.
  11. Furnish and install GAF Seal A Ridge Hip & Ridge Cap Shingles at all hip and ridge locations. Color to match field shingle color.
  12. Furnish and install a GAF Cobra Rigid Vent3 Exhaust Vent system at applicable ridge lines.
  13. Furnish and install new lead pipe boots where existing pipes penetrate the roof surface.
  14. First Service will provide 2yr workmanship warranty and a GAF SYSTEM PLUS 50 YEAR NON-PRORATED WARRANTY ON ANY GAF MATERIAL ON THE ROOF. Stain Guard algae protection and 10-year limited warranty against blue-green algae discoloration available only on shingles sold in packages bearing the StainGuard® logo.

Remove roof covering and underlayment. Re-nail decking to local hurricane mitigation code. Install new 26 GA pre-painted drip edge flashing to entire roof perimeter. The flat roof will be replaced using GAF peel and stick base sheet and topped with GAF torch down cap sheet.

Remove damaged drywall in garage above sink up to 3 feet Install new drywall in effected area in garage above sink up to 3 feet Match popcorn texture to match as close as possible Match paint color and sheen as close as possible

Exterior Repaint

  3. Apply a consistent coat of masonry sealer to stucco surfaces
  4. Caulk where necessary around doors, windows, and j channel.
  5. Seal masonry cracks as needed with elastomeric patching compound
  6. Apply a consistent coat of finish paint to stucco walls, the front of the home, right and left side of home, and the exterior side of the entry and garage doors

Cape Coral Exterior Painting Project

Our painting division was recently contracted to complete an exterior repaint for a beautiful home in Cape Coral Florida. During the project we used premium super paints paints from Sherwin Williams, which are accompanied by a 7-year limited labor and materials warranty.  Our client’s couldn’t be happier with the outcome, and we are grateful for the opportunity to serve their home improvement needs.
