Fort Myers Apartment Community Roof Repair

Our company contracts with several property managers throughout the state of Florida to serve their maintenance needs. When we were recently contacted by Northland properties to complete regular repairs for this Fort Myers apartment community, we jumped at the opportunity to help! Our teams completed multiple projects ranging from tile roof repairs to soffit repairs, and gutter installation. Below, we will outline the scope of work for these recent repairs, and showcase the results.

Repair Scope Of Work

Provide labor and materials to complete the following tile roof repair:

  • Inspect the existing tile around one missing tile to ensure no additional damages.
  • Replace roof underlayment and/or flashing as needed.
  • Install new tile that match as close as possible in color and style.
  • Clean worksite of all work-related debris upon completion.

Scope of work for New 6″ white aluminum seamless gutters along one story front side of the club house building:

  • New gutters will be end capped on the left side of the front of the building and end capped on the right side of the front of the building.
  • Prep all drip edge and fascia to receive new gutters.
  • Stage our ladders and equipment along the landscape of the front side of the building.
  • New 6″ white aluminum seamless gutters will be installed on the one-story section of the front side of the club house.
  • Install 2 new downspouts.
  • Re-work and tie-in two existing downspouts.
  • Install 4 inside corners
  • Install 2 outside corners
  • Install 6 end caps

Saint Petersburg Roof Repair

At First Service, we contract with several multi-family management companies across the state to serve their roofing, painting, and restoration needs. A wonderful client of ours, Weller Management had contacted our office recently with a need for roof repair work on this St. Petersburg apartment complex. The location of a new leak in one of their units could not be initially identified. Our team found the leak to be caused by defective or worn out waterproof membrane near the bird’s box at the roof to wall flashing. Following identifying the leak, we removed the existing shingles at the bird’s box, cleaned the roof bed, and replaced the materials accordingly, ensuring a properly sealed roof structure for our client.

Roof Repair Scope Of Work

Provide labor and materials to complete the following roof repair:

  • Remove shingles at bird’s box at roof to wall flashing in affected 5×5 area to perform work as needed.
  • Clean the roof bed of old nails and any debris prior to replacing shingle.
  • Replace roof underlayment, look for cracks, holes, and rot.
  • Replace roof underlayment up to 5×5 area.
  • Install 2 layers of new 3-tab shingle that match as close as possible in color and style.
  • Re-nail and reseal existing flashing / shingle as needed.

Fort Myers Shingle Roof Replacement

Our office was recently contacted by a Fort Myers homeowner in need of a roofing inspection for their residence. At First Service, we proudly provide complimentary estimates to properly educate our roofing customers of their options for repair and replacement. This particular roof upon inspection was determined to need replaced, and our roofing division acted quickly to serve the needs of our great customer. Once we had all of the proper materials allocated, we removed the existing roofing material and replaced with a new GAF Weather Watch Mineral-Surfaced Leak Barrier Asphalt Shingle system. In the coming weeks we will be replacing the home’s existing gutter system and repainting the exterior of the home.

Re-Roof Scope Of Work

Provide permit, labor, and materials to complete the following:

  • Remove existing layers of shingles, underlayment, fasteners and dispose of in First Service dumpsters.
  • Inspect the condition of existing decking, flashing, and fascia board for their suitability of re-use. Any damaged or deteriorated materials will be replaced on a unit price or time and material basis.
  • Re-nail existing plywood roof deck to meet current Florida Building Code.
  • Furnish and install (1) layer of GAF Weather Watch Mineral-Surfaced Leak Barrier Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck in all valley and penetration locations.
  • Furnish and install (1) layer of Leak Barrier MS300 Ice and Water Armor Self-Bond Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck.
  • Furnish and install new 26 GA – 16″ – Mill (50′) galvalume valley metal in all valleys, closed valley detail.
  • Install 26 GA galvalume kitchen and dryer vents.
  • Furnish and install drip edge fabricated from 26-gauge steel with a baked enamel finish.
  • Furnish and install GAF Pro-Start starter shingle at all eave/rake locations.
  • Furnish and install 130 mph GAF Timberline HD shingles, nailed with (6) nails per shingle, to plywood decking.
  • Furnish and install GAF Seal A Ridge Hip & Ridge Cap Shingles at all hip and ridge locations. Color to match field shingle color.
  • Furnish and install a GAF Cobra Rigid Vent3 Exhaust Vent system at applicable ridge lines.
  • Furnish and install new lead pipe boots where existing pipes penetrate the roof surface.
  • First Service will provide 5yr workmanship warranty and a GAF SYSTEM PLUS 50 YEAR NON-PRORATED WARRANTY ON ANY GAF MATERIAL ON THE ROOF. Stain Guard algae protection and 10-year limited warranty against blue-green algae discoloration available only on shingles sold in packages bearing the StainGuard® logo.

Estero Florida Tile Roof Replacement

A beautiful home in the Pelican Sound Golf and River Club community, in Estero Florida had sustained roof damage from Hurricane Irma that had gone without repair for some time. After learning of First Service, our company was contacted to inspect the home’s roofing structure and devise a plan for repairs. Ultimately, upon inspection it was determined that the home met the appropriate criteria to warrant a complete tile roof replacement, and our company proceeded to work with our great customer to replace their existing roof. We’re thankful for the opportunity to serve the roofing needs of our great community and look forward to working with our customer again in the near future when we return to install a new gutter system for their home in the coming weeks!

  • Install new 26 GA pre-painted drip edge flashing to entire roof perimeter.
  • Install new 26 GA galvalume valley metal in all valleys.
  • Install 26 GA galvalume kitchen and dryer vents.
  • Install 26 GA eave closure metal.
  • Install new lead flashing around all plumbing stacks.
  • Install a new tile roof system with foam adhesion and or two screw fastener application system as per manufacturer specifications.
  • Provide five (5) year workmanship warranty on tile application.
  • Provide manufacturers warranties.

Gutter Installation Scope Of Work

Provide labor and material to complete the following:

  • Remove and dispose of the existing gutters and downspouts.
  • Install up to 225LF of new tan 6″ aluminum seamless gutters.
  • Install up to (6) downspouts, (4) splash guards, (6) miters to match existing layout.

Fort Myers Home Tile Re-Roof

This two story home had been damaged during Hurricane Irma and upon inspection, it was determined that replacing the existing tile roof would be needed. Once contracted, our roofing division mobilized and completed the tile re-roof for our wonderful customer. Additionally, we will also be installing a complete new gutter system in the coming weeks, so check back for additional photography of the installation and this beautiful home!

  • Install up to (10) downspouts, (7) splash guards, (4) miters to match existing layout.

Cape Coral Home Repaint

Our office was contacted recently by a resident in Cape Coral, Florida with a need to repaint their existing home. Upon reviewing and quoting the project, First Service was hired to complete an exterior repaint using Sherwin Williams paint products. By repainting the exterior, we were able to transform the look of this home to give it a more inviting, and modern curb appeal.

  • Inspect caulk at windows and doors, if deteriorated remove and replace as needed
  • Apply one coat of SW duration satin paint, using brush and roll technique, to stucco walls, ceilings, fascia, soffit, bands, trim, and garage door

Fort Myers, FL Residential Shingle Roof Replacement & Exterior Home Repaint

Naples Home Exterior Repaint

Our office was recently contacted by a homeowner in Naples Florida searching for a company to repaint the exterior of their home. The home’s existing finish required several repairs prior to applying paint to the home. As the project commenced our painting division pressure washed the residence, sealed all masonry cracks, and repaired peeling areas of the home’s exterior before applying primer and paint to the home. We’re grateful for the opportunity to serve the painting needs for our customer. Bonita Springs Metal Roof Replacement

Our company was recently contracted to replace a residential roof on a beautiful Bonita Springs home. The homeowner needed a new roof and decided to replace their existing tile roof with a metal roof from First Service. Our roofing division mobilized and quickly removed the home’s existing tile roof and replaced with a new Metal Gulf Lok Mill Finish roof. We’re thrilled with how this project turned out and love how the resident’s new metal roof accents their remarkable home!

  • Install new EPDM pipe flashing boots around all plumbing stacks.
  • Install a new 26 Ga galvalume Gulf Lok roof system, with wood grip neoprene washer screws, as per manufacturer specifications.

Coral Village Apartment Pool Deck Repair

Known as a quaint and affordable senior apartment community in Cape Coral, Florida, the Coral Village Apartments recently hired First Service to restore their outdoor pool deck. The existing deck was improperly draining, particularly after heavy rainfall, which caused water to enter the clubhouse. Our restoration team mobilized and fixed the issue by completing the scope of work outlined below.

Scope Of Work

  • Provide permit, labor, and materials to complete the below project.
  • Demo and remove existing 52’ x 12’ pool deck, dispose of properly.
  • Remove existing trench drain, install new at time of pouring new pool deck against building.
  • Excavate as needed to reach proper depth for new slab.
  • Remove existing trench drain, install new at time of pouring new pool deck in between the existing slab and new.
  • Form and pour new pool deck same size and shape as existing, 52’x12’.
  • Create pattern in newly poured concrete, matching existing as close possible.
  •  Clean site of any and all construction debris and dispose of properly.
