Cape Coral Exterior Painting Project

Our painting division was recently contracted to complete an exterior repaint for a beautiful home in Cape Coral Florida. During the project we used premium super paints paints from Sherwin Williams, which are accompanied by a 7-year limited labor and materials warranty.  Our client’s couldn’t be happier with the outcome, and we are grateful for the opportunity to serve their home improvement needs.

Scope of Work:

Exterior home repaint consisting of the following:

  • Trench around the perimeter of the home 1-3 inches
  • Pressure wash the home’s exterior to free it of dirt and foreign material
  • Apply a consistent coat of masonry sealer to stucco surfaces
  • Caulk where necessary around doors, windows, and J channel
  • Seal masonry  cracks as needed, with elastomeric patching compound
  • Apply consistent coat of finish paint to stucco walls, downspouts, and exterior side of entry & garage doors

Kitchen Fire Restoration

A Fort Myers homeowner contacted our company to restore the interior of their condominium after experiencing damage from a kitchen fire. Our restoration team mobilized and provided the following services to the homeowner.

Scope of Work:

Kitchen

  • Replace countertops and cabinets
  • Install sink, sink faucet and garbage disposal
  • Replace fluorescent light fixture
  • Drywall repair and texture
  • Acoustic ceiling popcorn texture
  • Seal/prime and paint walls, ceiling, and baseboards

Interior repaint of dining room, living room, bedroom, and bathroom.

Naples Florida Homeowners Association Roof Replacement Project

Project Information:

This Naples community was established in 1999 and features midsize home villas.  The Homeowners Association chose First Service to complete a re-roof project of 67 total villas plus the clubhouse.  Many individual homeowners also chose First Service for additional services such as pressure washing, lanai and gutter cleaning, and soffit replacement.

Special Materials:

  • Soprema Lastobond and Resisto Underlayment products
  • Cobra Rigid Vent 3TM
  • GAF Timberline

Scope of Work:

Provide permit, labor and materials to complete the following:

  1. Remove existing layers of shingles, underlayment, fasteners and dispose of in First Service dumpsters. 2. Inspect the condition of existing decking, flashing, and fascia board for their suitability of re-use. Any damaged or deteriorated materials will be replaced on a unit price or time and material basis. See disclaimer.
  2. Re-nail existing plywood roof deck to meet current Florida Building Code.
  3. Furnish and install (1) layer of Leak Barrier Resisto Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck.
  4. Furnish and install (1) layer of GAF Weather Watch Mineral-Surfaced Leak Barrier Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck in all valley and penetration locations.
  5. Furnish and install 26 Gauge rolled valley metal in a mill finish to all valley locations.
  6. Install 26 GA galvalume kitchen and dryer vents.
  7. Furnish and install drip edge fabricated from 26-gauge steel with a baked enamel finish. Standard color to be selected by Building Representative.
  8. Furnish and install GAF Pro-Start starter shingle at all eave/rake locations.
  9. Furnish and install 130mph GAF Timberline HD shingles, nailed with (6) nails per shingle, to plywood decking. Color to be selected by Building Representative.
  10. Furnish and install GAF Seal-A-Ridge Hip & Ridge Cap Shingles at all hip and ridge locations. Color to match field shingle color.
  11. Furnish and install a GAF Cobra Rigid Vent3 Exhaust Vent system at applicable ridge lines. Included plywood will be used to close off existing off ridge vents.
  12. Furnish and install new lead pipe boots where existing pipes penetrate the roof surface.
  13. Dispose of all work related debris on job-site daily. Magnet will be used to pick up nails on job-site daily. Dumpsters will be provided by First Service. 15. First Service will provide (5)yr workmanship warranty and a GAF SYSTEM PLUS (40) YEAR NON-PRORATED WARRANTY ON ANY GAF MATERIAL ON THE ROOF. Stain Guard algae protection and (10)yr limited warranty against blue-green algae discoloration available only on shingles sold in packages bearing the StainGuard® logo. WIND MITIGATION: First Service will provide a wind mitigation inspection for each Villa.

Chemical Pressure Wash, Replace Fascia Metal & Replace Gutters

  1. Chemical Pressure wash 310LF of all soffit, fascia and exterior stucco walls.
  2. Replace all fascia metal ONLY on 310LF of each Villa.
  3. Install approximately 95LF of 6″ gutter to each Villa. (Located where gutters are currently positioned) Install (4) down pipes and spouts approximately every 30LF Install (2) splash guards in center of building.

 

Cape Coral Condominium Remodel: Tarpon Point

Project Information:

This family hired First Service to do a complete demo and remodel of their beautiful condominium unit in Tarpon Point in Cape Coral. We had a blast working together with our client building out this amazing living space and hope you enjoy the transformation.

Special Materials:

Sherwin Williams Interior Duration, Sherwin Williams Pro Classic semi-gloss

Scope of Work:

  • Removed all flooring, casing and base throughout unit including porches, patios and elevator area.
  • Installed all new tile throughout. Installed all new pro-flex underlayment and tile.
  • Removed all arches throughout unit. This included drywall and framing, everything squared off.
  • Made new opening into kitchen from front hallway where existing pantry was and framed and drywalled. Two columns remained and wrapped in drywall.
  • Painted entire unit throughout.
  • Re-designed kitchen which included new pantry, re- located sink area, refaced all cabinets and replaced all doors.
  • Made existing TV niche larger to fit new TV.
  • Re-worked electric so there were two separated switches for the lights above sink and bar top.
  • Removed two soffit areas in the kitchen area and re-worked the main rectangle into an L- shape.
  • Framed in area for a wine cooler to sit next to bar area in living room.
  • Master closet wall separating his and hers was removed and doors blown out to hallway depth and new double doors installed.
  • Master Bathroom was completely demoed and shower moved. Two new vanities and 1 new linen closet built out. for shower door. Demo and frame new closet in guest bathroom $750.00 Where niche is to remain install two puck lights in hallway. Remove and replace all outlets and switches to match decor style smoke detectors and install new lights.
  • Installed new light in hall bathroom above sink.
  • Removed trim on front doors and applied new trim to match interior doors.
  • KITCHEN Fridge opening to be 39 by 74

Covered Walk Project For Tarpon Point

Our company was contracted to provide labor and material to complete the following aspects of a project for Tarpon Point as referenced below.

  • Prep site, paver protection, portable toilet, dumpster, etc.
  • Provide ground penetrating x-ray imaging prior to installing helical piles. (These pictures are in Dropbox)
  • Install 12 Helical Piles as specified per plans.
  • Form and pour concrete layout thru beam.
  • Install pre-engineered wood roof trusses, a 12′ span x 46’11-1/2″ hip roof based on wind criteria as noted on plans, trusses designed as category II.
  • Install tile roof to match existing buildings.
  • Apply stucco, finish to match existing surrounding buildings.
  • Prime New Stucco with Sherwin Williams Loxon Masonry Stucco Primer
  • Apply a consistent coat of Sherwin Williams Super Paint Exterior Satin to All Stucco Surfaces Colors to match Convention Center
  • Clean up jobsite location after completion of project.
  • Install six recessed lights in covered walk ceiling
  • Add two sconce lights on street side of covered walk
  • Install four outlets, one at top and one at bottom of both street side columns.
  • Adjust curbing, asphalt and pavers as needed to accommodate covered walk.

 

Sanibel Residential Roof Replacement and Exterior Re-Paint

Project Information

The homeowners purchased a Sanibel home to remodel and utilize as a personal vacation home as well as a vacation rental. Our company was contacted to install a new roof on the existing structure, as well as paint the exterior. We loved working with the homeowners every step of the way and loved how this home turned out!

  • Re-nail decking to local hurricane mitigation code.
  • Install peel & stick underlayment, required for metal roofs, to entire roof surface.
  • Install new .032 GA aluminum pre-painted drip edge flashing to entire roof perimeter.
  • Install new .032 GA aluminum W valley metal in all valleys, using a closed valley detail.
  • Install .032 GA aluminum kitchen and dryer vents.
  • Install new EPDM pipe flashing boots around all plumbing stacks.
  • Install a new .032 GA Aluminum PAINTED GULF LOK roof system as per manufacturer specifications.
  • WARRANTY: OCEANGUARD WARRANTY – 20YR ON PANEL, 25YR ON KYNAR PAINT – PROVIDED BY GULF COAST METAL SUPPLY. FIRST SERVICE WILL PROVIDE A (5)YR WORKMANSHIP WARRANTY.

Exterior Paint:

  5. INSPECT CAULK AT WINDOWS AND DOORS, IF DETERIORATED REMOVE AND REPLACE AS NEEDED
  6. APPLY ONE COAT OF SW DURATION SATIN PAINT, USING BRUSH AND ROLL TECHNIQUE, TO STUCCO WALLS, CEILINGS, FASCIA, SOFFIT, BANDS & TRIM
  7. APPLY ONE COAT OF SW DURATION SEMI-GLOSS PAINT TO THE EXTERIOR SIDE OF ENTRY & GARAGE DOORS
  8. COLORS TO BE SELECTED BY OWNER
  9. 10- year limited labor and materials warranty will be issued by Sherwin Williams.

Interior Paint Section:

Interior painting of entire home using Sherwin Williams paint. Screen repair and screen door replacement, cedar siding repair materials, 2 dumpster trips, additional furniture installation and interior shelving, and dirt for pool deck.

New Construction Residential Roofing

Project Information:

A local homebuilder hired First Service to install a new shingle roof for four new construction homes in Cape Coral Florida. As we complete these homes, we will update our site with photos of the completed work.

Scope of Work:

Provide permit, labor and materials to complete the following:

  • Install Rhino Synthetic underlayment to entire roof surface.
  • Install new 26 GA pre-painted drip edge flashing to entire roof perimeter.
  • Install new 26 GA – 16″ – Mill (50′) galvalume valley metal in all valleys, closed valley detail used.
  • Install 26 GA galvalume kitchen and dryer vents.
  • Install (2) 26 GA galvalume 4’ off ridge vents
  • Install new lead flashing around all plumbing stacks.
  • Install a new 130mph Architectural Asphalt shingle roof system as per manufacturer specifications.

Cape Coral Florida Residential Roof Replacement

Project Information:

These homeowners discovered they needed a new roof when their foyer light turned into a waterfall!  First Service was hired to replace their dimensional shingle roof and 6-inch seamless gutters.

Special Materials:

  • Tamko Heritage Moisture Guard Shingles and Underlayment
  • 150 LF Brown 6” seamless gutters and plumbing stacks and attic ventilation

Scope of Work:

Provide permit, labor and materials to complete the following:

Shingle Re-Roof – Heritage Laminated Asphalt Shingles

  • Remove all tiles and underlayment
  • Re-nail decking to local hurricane mitigation code with Magnum Zinc Coil Nails – .113″x2 3/8″ ring shank.
  • Install Tamko Moisture Gaurd underlayment to entire roof surface.
  • Install new 26 GA pre-painted drip edge flashing to entire roof perimeter.
  • Install new 26 GA – 16″ – Mill (50′) galvalume valley metal in all valleys, using a closed valley detail.
  • Install 26 GA galvalume kitchen and dryer vents.
  • Install new lead flashing around all plumbing stacks.
  • Install a new 130mph Architectural Asphalt shingle roof system as per manufacturer specifications.
  • Remove and dispose of all existing gutters and downspouts.
  • Install new brown 6″ seamless gutters along the entire left side and front of the home and 30 LF down the right side of the home only back to the start of the flat roof at the rear of the home.
  • Install 5 new brown downspouts to match existing.
  • Install 3 outside corners and 1 inside corner.
  • Install pitch brackets to the new gutter due to the fascia pitch.

Commercial Exterior Repaint: Palmetto Palms R.V. Resort Clubhouse Fort Myers

Project Information:

Palmetto Palms RV Resort is a resident owned Senior (55+) community in Fort Myers.  The clubhouse required some sprucing up and hired First Service for a complete exterior repaint.

Our company was hired to help renovate an older restaurant that is changing its taste and appearance all the way around.  What was once the Blue Agave will soon become the Dirty Cajun!
