Fort Myers Tile Roof Replacement For An Aged Roof

Our roofing division recently had the pleasure of assisting a homeowner in Fort Myers Florida that had experienced significant storm damage to their roof. We met with the homeowner and provided a thorough roof inspection to assess the damage and the current state of the roofing structure. It was decided that a roof replacement would be needed to appropriately repair the damage and protect the customer’s home.

Once contracted, our roofing division went to work removing the existing tile roof and underlayment. These materials were disposed of according to local code. We then inspected the existing decking and replaced where necessary. All decking was re-nailed to meet hurricane mitigation code. Once completed, our roofers installed tile underlayment to the entire roof surface along with new 26 GA pre-painted drip edge flashing to the entire perimeter of the roof. 26 GA galvalume valley metal, 26 GA kitchen and dryer vents were also installed along with new lead flashing around all plumbing stacks. Our customer selected a beautiful tile from Boral’s Barcelona 900 series in their Stone Mountain Blend colorway. Our team installed this tile roofing system per manufacturer specifications. Once complete, new 6″ white aluminum seamless gutters were installed around the entire perimeter eave of the home to properly divert water off of the roof. With a brand new roof from First Service, our customer can rest assured that their home is protected and ready to weather any storm with a 5 year workmanship warranty on the tile application as well as the appropriate manufacturers warranties.

Naples Tile Roof Replacement & Gutter Installation

Our team was called to Naples to inspect the roof of a home with suspected hurricane damage to the roof. After inspecting the roof and speaking with the client, First Service was ultimately contracted to carry out the repair work which entailed replacing the existing tile roofing structure. Once the project was underway, we removed the existing tile and underlayment, and disposed of it in accordance with local code. The decking was inspected and replaced where needed, and we re-nailed it as well to meet hurricane mitigation code.

A new tile underlayment was installed on the entire roof surface, followed by 26 GA pre-painted drip edge flashing to the roof’s perimeter. The appropriate valley metal, vents, flashing, and eave closure metal was also installed. The tile selected for this project was Boral’s Estate roofing tile in their Bayside Blend colorway. While the tile beautifully accented the home, this durable roof will ensure that the home and its inhabitants will be protected from Florida’s harsh weather conditions for years to come. Once the roof was completed, our teams installed new white 6″ aluminum seamless gutters to properly divert rain off of the roof.

Cape Coral GAF Shingle Roof Installation

Our office was recently contacted by a homeowner in Cape Coral Florida to perform a routine roof inspection. We found normal wear and tear associated with the aged roof and reviewed the options for resolution with the homeowner. Following discussion, we were contracted to replace the existing shingle roof. Once the project commenced, our roofing team removed the existing shingles, underlayment, and addressed any areas needing repair prior to installing the customer’s new roof.

GAF HDZ Shingles in their Driftwood pattern were installed along with the appropriate underlayment and leak barriers. As a GAF certified Master Elite company, we take pride installing some of the best shingles available on the market. These premium shingles are rated up to 130 MPH and are accompanied by GAF’s stellar system plus 50 year non-prorated warranty on any GAF material installed on the roof. Roof Replacement Scope Of Work

  1. Remove existing layers of shingles, underlayment, fasteners and dispose of in First Service dumpsters.
  2. Inspect the condition of existing decking, flashing, and fascia board for their suitability of re-use. Any damaged or deteriorated materials will be replaced on a unit price or time and material basis. See disclaimer.
  3. Re-nail existing plywood roof deck to meet current Florida Building Code.
  4. Furnish and install (1) layer of GAF Weather Watch Mineral-Surfaced Leak Barrier Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck in all valley and penetration locations.
  5. Furnish and install (1) layer of Leak Barrier MS300 Ice and Water Armor Self-Bond Peel & Stick, self-adhered shingle underlayment, applied direct to plywood roof deck.
  6. Furnish and install new 26 GA – 16″ – Mill (50′) galvalume valley metal in all valleys. Note: We use a closed valley detail.
  7. Install 26 GA galvalume kitchen and dryer vents.
  8. Furnish and install drip edge fabricated from 26-gauge steel with a baked enamel finish. Standard color to be selected by Building Representative.
  9. Furnish and install GAF Pro-Start starter shingle at all eave/rake locations.
  10. Furnish and install 130 mph GAF Timberline HD shingles, nailed with (6) nails per shingle, to plywood decking. Color to be selected by Building Representative.
  11. Furnish and install GAF Seal A Ridge Hip & Ridge Cap Shingles at all hip and ridge locations. Color to match field shingle color.
  12. Furnish and install a GAF Cobra Rigid Vent3 Exhaust Vent system at applicable ridge lines.
  13. Furnish and install new lead pipe boots where existing pipes penetrate the roof surface.
  14. First Service will provide 2yr workmanship warranty and a GAF SYSTEM PLUS 50 YEAR NON-PRORATED WARRANTY ON ANY GAF MATERIAL ON THE ROOF. Stain Guard algae protection and 10-year limited warranty against blue-green algae discoloration available only on shingles sold in packages bearing the StainGuard® logo.

Cape Coral Home Receives A Shingle Roof Replacement

When roof damage was found during an inspection on this Cape Coral home, our client elected to replace their existing shingle roof. Once contracted, our team went to work removing the existing roof covering and underlayment. Once their old roof was removed and disposed of, our team installed Tamko Heritage Shingles in their Rustic Cedar colorway along with new underlayment to the entire roof surface with the appropriate valley metal, flashing, and vents.

Cape Coral Shingle Roof Replacement & Home Repaint

At First Service, having both a roofing and painting division has its perks! Our customers often engage in both of these services simultaneously to not only protect, but transform their homes.

Recently, this customer located in Cape Coral, Florida contracted our office to perform a roof inspection and provide a quote. Our team was later contracted to replace the worn shingle roof and paint the exterior of the home as it was remodeled. We used Tamko Heritage shingles in their Rustic Black colorway for the roof, and Sherwin Williams paint products for the exterior to help transform this home and provide a modern curb appeal.

Roof Replacement Scope Of Work:

  • Remove roof covering and underlayment.
  • Re-nail decking to local hurricane mitigation code with Magnum Zinc Coil Nails – .113″x2 3/8″ ring shank.
  • Install Resisto peel & stick underlayment to entire roof surface. Install new 26 GA pre-painted drip edge flashing to entire roof perimeter.

Damaged Tile Roof Replaced In Fort Myers, FL

We recently had the pleasure of replacing the tile roof on a beautiful custom home in Fort Myers Florida. Unfortunately, the home’s roof was damaged during Hurricane Irma which warranted a need for repairs to commence and ultimately a full roof replacement. Once approved and contracted, the roofing division at First Service went to work removing and appropriately discarding the existing tile roof and underlayment in accordance with local code. Once the decking was inspected, and replaced where needed we went to work installing new tile underlayment to the entire roof surface along with the appropriate flashing and vents.

Out team proceeded to install the new roof tile that our customer had selected from Boral, which was their Estate-Desert Tan Black-Antique colorway. This beautiful tile not only helps provide structural rigidity, but also showcases an elegant look atop the 7/12 pitch roof! Once completed, we thoroughly cleaned the area and were happy to reveal our client’s new roof. This beautiful roofing system will serve the homeowner for years to come, and will be sure to properly weather our Florida storms.

Shingle Roof Replacement For Cape Coral Home

Our office was contacted by a homeowner in need of a roof replacement for an investment property in Cape Coral Florida. Following an inspection, our team was able to work with the homeowner to provide an exemplary product, service, and price to replace the shingle roof on their rental property. Once contracted, our roofing division went to work removing and disposing of the existing layers of shingles, underlayment, and fasteners from the roof. We then inspected the current condition of the decking, flashing, and fascia board. Items were replaced where needed and we prepared the roof deck for the customer’s new roof.

We then went to work installing new underlayment and GAF Timberline HD Shingles in their Shakewood colorway, along with new 26 GA 16″ galvalume valley metal in all valleys, and the appropriate 26 GA kitchen and dryer vents. The shingles installed on this roofing system from GAF are rated to 130mph and carry GAF’s Golden Pledge 20 year workmanship & material warranty. Bonita Springs Tile Roof Replacement

Our roofing division was recently contacted to inspect this Bonita Springs tile roof. Upon inspection it was determined that the amount of damage the roof had experienced as a result of Hurricane Irma warranted a need for a complete roof replacement to properly repair. Once approved and contracted our team went to work removing the existing tile and underlayment. After the roof was removed and any deteriorated decking was replaced we installed new 26 GA flashing and valley metal throughout the roof, along with the appropriate vents for the kitchen and dryer.

New Boral Saxony Villa tile in their pinto blend colorway was installed to the roof which carries a thorough manufacturer warranty. This beautiful roof will not only positively accent the home, but will serve the needs of this homeowner for years to come protecting their residence from our harsh Southwest Florida weather conditions!

 

Fort Myers Home Tile Re-Roof & Exterior Repaint

Our office recently had the great pleasure of serving a homeowner within the Shadow Wood Preserve community. The customer contracted us to replace their homes existing tile roof, and repaint the exterior of the residence.

Roof Replacement Scope Of Work

Upon beginning we removed the existing tile and underlayment from the roof, and properly disposed of the material in accordance with local code. Once the roof’s decking was properly inspected and replaced where applicable, we installed new tile underlayment to the entire surface of the roof. New 26 GA drip edge flashing, galvalume valley metal, and the appropriate vents, stacks, and flashing were also installed on the roof. Once properly prepared, the new tile roof system was installed with the appropriate foam adhesion and/or two screw fastener application system (per manufacturer specifications).

Exterior Repaint Scope Of Work

Using Sherwin Williams paint products our painting division went to work to transform the exterior of this beautiful Fort Myers Home. Our standard paint procedure implemented consist of the following referenced items below:

Gulf Harbour Roof Replacement

Unfortunately, this home located in the Gulf Harbour Yacht & Country club in Fort Myers Florida was damaged during Hurricane Irma. Upon inspection following the storm, 5 active roof leaks were found on this 20 year old roof. Temporary repairs were made to the dining room ceiling, bathroom, hallway, and living room areas until a new roof could be completed.

After removing the home’s existing tile roofing structure and underlayment, our team proceeded to install a new roof using Boral’s Saxony 900 slate tile in their dark charcoal colorway. Once completed, we also installed new 6″ aluminum seamless gutters with wedges to properly route water off of the roof. With a new roof from First Service, this Fort Myers homeowner is ready to weather another 20 years of Florida storms!

  • Install 26 GA eave closure metal. Install new lead flashing around all plumbing stacks.
  • Install a new tile roof system with foam adhesion and or two screw fastener application system as per manufacturer specifications.
  • Provide five (5) year workmanship warranty on tile application.

Provide manufacturers warranties.

Gutter Install Scope Of Work:

Provide labor and material to complete the following:

  • Remove and dispose of the existing gutters and downspouts.
  • Install up to 325LF of new almond 6″ aluminum seamless gutters with wedges.
  • Install up to (7) downspouts, (32lf) splash guards including 14lf on the back super gutter, (3) small downspouts, (17) miters, (14lf) of kick out extensions to match the existing layout.
  • Jobsite will be cleaned of all work-related debris upon completion.
