What causes concrete to spall? Spalling, where the surface flakes or breaks away, is most often caused by water reaching the steel reinforcement inside the concrete. The steel corrodes, expands, and pushes the concrete off from the inside. Salt air and humidity make it more common in coastal Florida.
Is cracking always serious? Not always, but it is hard to tell from the surface. Some cracks are cosmetic; others are a sign of structural movement or moisture intrusion. A quick evaluation tells you which kind you have.
How soon should it be repaired? Sooner is cheaper. Spalling and active cracking tend to accelerate, especially once moisture has a path in.
